


For many homeowners in the lakeside community of Avon Lake, Ohio, the architectural beauty of their homes is a point of personal pride. M&T Roofing & Restoration was recently called to a beautiful two-story residential property where the owners had become increasingly concerned about the structural integrity of their aging roof system. It was time for the aged roof to be replaced!
The Problem
Upon arriving at the Avon Lake property, our team conducted a comprehensive rooftop inspection. The existing roof was nearing the end of its lifespan, and the signs of failure were evident. Multiple areas of the roof showed significant granule loss, and several shingles had been lifted by the high winds characteristic of Northeast Ohio winters. The most pressing issue, however, was concealed beneath the surface.
Our post shingle-tear-off inspection revealed that the original roof decking was not spaced appropriately, and had suffered from years of poor ventilation. The support the existing roof deck provided was lacking. This structural compromise meant that simply installing new shingles would be a "band-aid" fix that would fail within a few years. If left unaddressed, these soft spots could lead to interior leaks, mold growth, and eventually, shingles being lifted by wind. The homeowners needed a comprehensive roof replacement that involved even some wood work.
Our Solution
At M&T Roofing & Restoration, we believe in doing the job correctly the first time. We recommended a re-deck to provide the new shingles with proper support. By installing new OSB sheathing, we could ensure a solid foundation for the new roof. Given the proximity to the lake, we recommended a high-performance GAF roofing system designed to withstand heavy rain and high-velocity winds. The Process
The project began early on a Friday morning. Our crew set up our professional equipment in preparation for the roof replacement. The tear-off process was efficient; we removed all existing shingles and identified the issues with the existing decking. Once the new OSB decking was secured, we moved forward with the installation of the GAF system.
