The Problem

To address the flat roof sections, we planned a high-durability EPDM membrane installation. We also upgraded the drainage system with new 6-inch seamless gutters to better handle the heavy rainfall common along the shores of Lake Erie. Materials & Products

The primary roofing material was GAF Timberline® HDZ shingles in the popular "Weathered Wood" color, providing a natural, architectural look that complements the surrounding environment. The system was fortified with GAF Weather Watch® ice and water barrier to protect against ice dams, and GAF FeltBuster® synthetic underlayment for superior moisture resistance. To ensure proper attic ventilation, we installed GAF Snow Country® ridge vents. The low-slope areas received 500 square feet of high-grade EPDM flat roofing. For the exterior finish, we installed 6-inch seamless white gutters with oversized 3x4 downspouts, backed by new fascia metal and fresh OSB decking where repairs were required.

The Process

The scale of this 69,000-square-foot project required meticulous management. An M&T Project Manager was onsite at all times to oversee the crew and ensure strict adherence to safety protocols. We began by removing the old roofing layers and identifying the 149 sheets of damaged decking. The use of the Equiptor allowed us to move debris directly from the roof to the container, skipping the traditional "drop and pick up" method that often litters a yard with nails and shingles. After the shingles were laid, our gutter specialists custom-fabricated the 6-inch seamless gutters onsite to ensure a perfect fit, while simultaneously repairing and wrapping the fascia boards to prevent future rot.
